CONSTRAINTS & OPPORTUNITES PLAN

  • 1.9 hectares / 4.7 acres of open grassland adjoining Little Glen Road;
  • Potential vehicular access off Little Glen Road via a new priority junction;
  • Enhancement of the existing PROW adjoining the Site and improving its setting, usability and relationship to the local footpath network;
  • The site is relatively flat with a slight fall from north to south;
  • The River Sence along the southern boundary provides a natural landscape edge to the site, allowing for a potential green buffer containing ecological enhancements, incidental areas of play, SuDS features and landscaping;
  • The southern area of the Site is within Flood Zones 2 and 3. making them unsuitable for residential built development. Coupled with the context of the river, this provides an opportunity for a considered landscape setting for public use and enjoyment;
  • Existing foul sewer to remain in situ (assumed 5m easement either side of the sewer run);
  • Existing gas main crossing the Site to the north to remain in situ (assumed 5m easement either side of the gas main);
  • Potential views in and out of the Site to the south-west;
  • The site has no ownership constraints, with the site under the control of the client, Clarendon Land & Development Ltd.

There are no known physical or technical constraints which would prevent development from taking place on the site where indicated.

Future detailed design of the scheme will require technical input for matters including the existing gas main.

Delivery of residential development on the Site can bring forward opportunities for new green infrastructure, recreation provision and biodiversity improvements.
